The most important weapon in a REALTOR’s arsenal is the exclusive access to the MLS (Multiple Listing Service). This is a database of homes for sale in any given geographical area. You must list your home with a REALTOR in order for you to have your home included on the MLS. When a real estate agent has a buyer looking for a home, he/she will search the MLS for a suitable match. Therefore, it is obviously important for any seller to have their home listed in the MLS to drastically increase their chances of a sale.
There are no set commissions in real estate. With that being said, they usually range from 5-7% of the total sales price of the home and the buyer and seller agents typically split this commission evenly. For example, if you were to list your $300,000 home with a typical real estate company you can expect to pay a total of $18,000. $9000 to the listing agent and $9000 to the selling agent.
