“The Negotiator” is our full service listing service for a fraction of what you would pay a typical broker. This service is offered for a small 1% commission in addition to the $695 flat fee. This full service package includes:

1.  Negotiation and transaction support. We will assist you with all aspects of the      sale of your home from start to finish. We will offer advice and assist with      contract negotiation and review. We will correspond with the buyer’s agent to      ensure that the sale is moving forward and all deadlines are being adhered to.

2. 12 Month listing in the Wilmington MLS placing your home in front of all local      Realtors.

3.  Appointment showing service.  Realtors will make appointments directly with      our appointment center that are convenient for you.

4.  Lease of yard sign, flyer box and lock box.

5.  A comparative market analysis which is an accurate broker’s opinion on how to      price your home.

6.  Staging advice on how to present your home to appeal to the most amount      of buyers.

7.  15 professional color photos (the maximum allowed by MLS)

8.  Your home will be featured on Realtor.com, the most visited real estate website      in the U.S.

9.  An Internet presence on all other major real estate websites such as Trulia,      Excite, MSN, Craigslist, HotPads, Vast and Zillow just to name a few.

10.  Full color professional flyer e-mailed to you (PDF format)

11.  Copies of all contracts and forms that are necessary to sell a home in NC

12.  We will forward all leads and inquiries to you via e-mail

13.  Accurate room measurements taken by our staff

You determine the amount of commission to pay to the buyer’s agent.  Should you sell your home without the use of a Realtor than you will not be responsible for paying any commissions.
