If I list my home with ACUMEN, what commissions will I pay to the Realtor who brings the buyer?

If your home is listed on the MLS you must compensate the Realtor who brings you a buyer. The commission usually ranges from 2.5-3% of the sales price of your home.

What if I sell my property on my own?

If you sell your home to a buyer who is not working with a Realtor you will not pay any commissions under our flat fee programs. If you require our assistance with negotiations, contract review, holding escrow monies and coordinating the closing you will pay us a 1% commission.


How much will I save in real terms?

You will save thousands! Let’s assume that your home is worth $250,000. If you pay 3% to the Realtor who brings you a buyer and $650 to ACUMEN, you will pay $8150 in total commissions. This represents a saving of $6,850 versus using a traditional real estate company. Even with us acting in exactly the same capacity as your full service broker, you will save $4,350.

 

Will agents from other larger firms show my home?

Your listing will appear as any other on the MLS. Agents are interested in making money, as long as the commission that you are offering is similar to what’s being offered to sell comparable homes, your home will be shown! We also offer the option of an appointment service to coordinate showings of your home with agents. When you combine this with ability to show your home via lockbox access, there’s really no difference at all.

 

What are the differences between the ACUMEN full service program and that of other companies?

You save a considerable amount of money listing with us.

You still retain the right to sell your home yourself and pay no buyer commissions. Most companies will still charge you a fee even if the buyer does not have a Realtor representing them.

We will not charge you an additional fee, still handle the negotiations and take the transaction through to closing.

We do not advertise in expensive magazines or other print media. We have found them to be fairly ineffective in finding a buyer for your home.

We do not hold open houses. More often than not open houses are merely a way for the agent holding the open house to find new buyer clients. That said, if you’d like to hold your own open house we will gladly promote it on the MLS and realtor.com

 

Where will my home be listed online?

Your listing will be featured on Realtor.com, MSN, excite, juno,move.com, homes.com, google base, lycos, trulia, craigslist, worldnow, local.com, byownermls.com, hotpads, frontdoor.com, and enormo to name a few.

 

How do I get cash back from buying real estate? 

When we represent you as your buyer’s agent, we will be paid a commission from the seller. We will share the commission with you and give you 1% of the total sales price of the property back!

 

Can I use this money to pay closing costs?

The 1% rebate will be shown on the HUD-1 settlement statement at closing. It is entirely up to you whether you take the money in the form of a check outside of closing, or use it to pay closing costs.

 

Why does ACUMEN offer this incentive?
